Property and Conveyancing

Residential Transactions and Conveyancing

Our usual professional fee is 0.5% of sale or purchase price subject to minimum of €1,750 plus VAT. (The above covers the typical work required in a transaction. Any work beyond a typical transaction such as dealing with issues requiring special consent from your bank or failed transactions will be charged separately.)

Outlays (which are payments that need to be made, most notably to the Land Registry) will also be payable. A typical sale will attract outlays of approximately €255 and a typical purchase will attract outlay of approximately €1,165.

Stamp Duty will generally be 1% for residential purchases and 7.5% for non-residential purchases.

Our fee for residential remortgages will generally be €1,050 plus VAT. Typical outlay will be €560.

 Voluntary Transfer of Site

Our fee for a Voluntary Transfer of Site where we are acting for the receiver of the site is

  • €950 plus VAT

A typical Voluntary Transfer will attract outlays of €315. Stamp Duty will also be payable.

Commercial Property and Conveyancing and Land Registry Title Issues

Such work and issues can take many forms and therefore we will only be able to give a quote or estimate in relation to such matters on a case by case basis. The fee in such matters will depend upon the complexity of the work, time involved, level of expertise involved and urgency of the work.

Probate and Wills

Administration of Estates

 Such work and issues can take many forms and therefore we will only be able to give a quote or estimate in relation to such matters on a case by case basis. Once we have had a chance to see what is involved, we will provide an estimate of expected fees and costs as soon as possible.

However, as a rough guide our professional fee dealing with estates would tend to be as follows:-

  • Where assets can be gathered without obtaining a Grant of Representation – €1,250 plus VAT
  • Where a Grant of Representation is required but there are cash assets only – €2,750 plus VAT
  • Where a Grant of Representation is required and there are land or property assets – €3,500 plus VAT
  • Where the matter involves a particularly large or complicated Estate  – €4,500 plus VAT

 Making of Wills

 Our usual fee for the preparation of a will (including mirror will made by couples) is between €180 and €250 plus VAT.

 Probate Disputes*

 Such work and issues can take many forms and therefore we will only be able to give a quote or estimate in relation to such matters on a case by case basis. The fee in such matters will depend upon the complexity of the work, time involved, level of expertise involved and urgency of the work.

Wards of Court

 We charge on the basis of the amount of work to be done and the complexity of the Wardship rather than on a percentage basis. The costs in relation to Wardship matters will generally come out the assets of the Ward.

Enduring Power of Attorney

 Our fee in relation to Enduring Powers of Attorney will generally be in the region of €650 plus VAT for initial creation.

Personal Injury Claims*

Cases involving Personal Injury Claims* can take many forms and therefore we will only be able to give a quote or estimate in relation to such matters on a case by case basis. The fee in such matters will depend upon the complexity of the work, time involved, level of expertise involved and urgency of the work.

Our fee for claims that finalise within the PIAB process is generally in region of €2,200 plus VAT.

Typical outlays in PIAB cases would be €300 for GP reports and €45 PIAB fee. Such outlays are often recoverable as part of the PIAB award.

Divorce

As a rough guide our professional fee in Divorce would tend to be as follows:-

  • Divorce confirming terms of previous separation agreement – €3,500 plus VAT
  • On Consent Divorce – €4,500 plus VAT
  • Contested Divorce – €7,000 plus VAT
  • Pension Adjustment Order – €500 plus VAT

In all cases we require payment of €3,000 on account at the start of the matter.

Licensing

 

 

Such work and issues can take many forms and therefore we will only be able to give a quote or estimate in relation to such matters on a case by case basis. Once we have had a chance to see what is involved, we will provide an estimate of expected fees and costs as soon as possible.

However, as a rough guide our professional fee in relation to Licensing matters would tend to be as follows:-

  • Lottery Licence – €550 plus VAT
  • Pub Licence– €550 plus VAT

General and Closed off Files

Our fees in relation to providing copies of items from closed off files is as follows:-

  • A request for copies of specific items within one year of completion of matters are normally charged at zero as being part of the normal service. This is subject to further consideration where the amount of copying required is greater than normal.
  •  A copy of items older than one year  is charged at €40 plus VAT. This is subject to further consideration where a number of items are required.
  • A copy of an entire file is charged at €70 plus VAT. This is subject to further consideration in the case of larger files.
